I had the pleasure of staging a home that had been listed for approximately 5 months. Zero offers and an expired listing later, the house was re-listed with Sally Varga of Dilbeck Real Estate. The property is located in the gated community of Verdigris in Thousand Oaks.
It’s a gorgeous home: 4 bedrooms, 2 ½ baths, upstairs loft off the master suite (which is huge), views that cannot be beat. So, I hear you thinking, why didn’t this home sell the first time around? In my ever-so- humble opinion, the home had not been staged and was too taste-specific.
PAM SMITH ON STAGING & DESIGN: Staging to “dwell” is vastly different than staging to “sell”. When your home is going to go on the market, it is no longer your home, it’s a sale-able asset. Make sure the details of your property appeal to the right audience. How do you do that? Have your existing furnishings evaluated by a professional home staging company, like Ventura County Home Staging. We design your property so that it will sell quickly!
Ventura County Home Staging was brought in to consult on the necessary changes. We immediately saw the untapped potential of this property. The home needed some minor updates, including painting all the cabinetry and railings; painting some accent walls; painting the bedroom suite from a soft minty green to a warmer green gray from Dunn-Edwards called Shaggy Barked. We also gave the living room and formal dining room a makeover, as well as the master suite and upstairs loft.
The results are dramatic. See for yourself.
STAGING WITH COLOR: If you are looking for an update to your existing oak cabinets, using a rich espresso color is just the ticket! Add knobs and/or pulls for an element of sparkle.
