What I love about staging an occupied home is being able to educate the homeowners. We also have the opportunity to work as a team, with the realtor and homeowner an integral part. The education process comes naturally, sitting in the living room, we talk about goals and expectations of the selling process. Me learning what the motivation is to move, the price point goals, and how quickly they expect to move are valuable pieces of the informational puzzle that go into staging a property.

Above is the after photo of the living room. This very large room allows space for large furniture pieces and lots of ways to place the furniture. Just below is the before photo which hid the generous proportions of the room.

The before photo above illustrates how this massive antique sideboard, although quite beautiful, sucked all the light from the dining room.
After staging the room is filled with light. The mirror adds yet another dimension of light and sparkle.
The armoire had to move! The bed needs to be the star of the show in the master bedroom, and it had some huge competition from the oak armoire.
